1. The Roof Is 20 Years Or Older
Different roofing materials have different life expectancies. For example, a shingle roof typically has a lifespan of 20 – 30 years whereas a tile roof can last upwards of 50 years. So based on the type of roof you have, you might want to have it examined and have it replaced sooner than later.
If you do not know how old your roof is, we highly recommend contacting your local roofer and having them do a full inspection. They will be able to tell you how old the roof is and when it should be replaced.
While age is not the sole defining factor for replacing your roof, the older a roof is, the easier it is for damage to happen. Routine inspection and maintenance will keep your roof in working order and ensure there is no significant damage happening.
2. Worn or Missing Roofing Material
A physical sign that your roof may be ready for replacement is if it is missing material or the material is heavily worn. This sign is typically easy to see and should be taken care of very quickly. A shingle roof will start to shed its granules and start to break down the older it gets and the closer it gets to needing replacement. Similarly, tiles will become brittle and start to crack or slip the older they get. Worn or missing roofing materials are a significant sign that your home is ready for a new roof.
3. Storm Damage
An obvious sign that your home is in need of a new roof would be significant storm damage. If a large branch or tree has fallen on top of your home, likely you will need a completely new roof. A storm can cause a level of damage that extends well beyond the surface of the roof. Once the material is damaged or is missing from a storm, water will easily find its way through the rest of the roofing system and into your home. If your home has suffered storm damage, you will want to call your insurance company first as they may cover part or all of the cost of a new roof.
4. You Can See Light Through The Attic
When inspecting your roof for repair or maintenance, be sure to look inside your attic. Most homeowners are surprised to find out that their attic is a good source of information about the roof. If you can see light coming through the roof to the inside of your attic, it may be ready for a new roof. Light shining through means there are holes in the roof, materials are missing, and you need a new roof.
5. Saggy or Droopy Spots
Sagging or spots that are dropping is a sign of moisture damage and rot within the roofing system and you will want to replace the entire roof. Not only the roofing material, but likely the roof deck, fascia, and soffit boards should be replaced as well. When moisture becomes trapped, it will start to rot away the boards and cause sagging.
Similarly, if your gutters are sagging or no longer attached to your home, your roof needs replaced. This means the boards are rotted and nails or screws can no longer stay in place.
6. Grit In Your Gutter
If you walk past a downspout and notice a lot of grit or granules on the ground, your roof is in need of replacement. This is from your shingle roof starting to break down. The granules find their way into the gutter system and to the ground when it rains. The more you notice granules or grit in the gutter system, the more your roof is trying to tell you it needs to be replaced. 7. Cooling Bills Are High
Your roof absorbs heat and energy all day long. Without proper attic ventilation, insulation, or quality materials, this heat is absorbed into the home. The more heat absorbed through the roof, the warmer your house will be, and the harder your AC units will need to work to keep your home comfortable.
