One of the best ways to help your commercial roof last as long as it should is by identifying the needs for repair and completing necessary work in a timely fashion. Even with a top-notch commercial roof in place, it will eventually need repair to maintain its stability and efficiency. As the owner or manager of the property, educating yourself on common signs that your roof is in need of repair could save you significantly in the long run.

Craven Construction has been repairing Arizona commercial roofs for over two decades. We are going to share the most common repairs we make in order to help you understand your commercial roof a little better. Taking care of minor maintenance now could prevent significant damage soon!

A quick reminder that safety is always the most important. If you cannot safely examine the roof yourself, please contact your local roofing contractor. They will have the proper equipment to view the roof and offer you a repair estimate.

Leak Repair

Leak repair is one of the most common commercial roof repairs. When any sort of moisture finds its way into the roofing system, it can wreak havoc on the entire structure. A leak can form for a number of reasons within a commercial roof. They can occur from plumbing issues, HVAC system failures, damage from Mother Nature, or even improper installation.

Any crack or hole in a commercial roof can easily allow water inside. When this water is left, it can start to grow mold, rot away pieces of the roofing structure, and cause significant damage to the inside of your building. If you notice dripping water, water stains on your ceiling or walls, or even a musty smell, contact your local roofer immediately.

Sometimes a leak repair can easily be repaired. If it is minor damage, holes can be patched and materials can be replaced. However, if you have interior water damage, likely the repair will be  more extensive and your roofer can help you identify the repair needs.

Pooling Water

Another common commercial roof repair comes from water pooling on the roof. This is common because many commercial roofs are flat, making them vulnerable to this damage. Pooling water can be a sign of clogged drainage systems, improper installation of flashing, poorly installed roof, or your HVAC units could be improperly draining.

Discussing with your roofer as to what they believe is the cause is most important. Replacing some flashing, clearing the drains, or shifting an HVAC drain is relatively easy, and on the cheap side. If your roof was not installed with the proper pitch, you could be in need of a major repair.

Again, discuss with your local roofer to ensure the correct repair is made in a timely manner. Pooling water should not sit for a long time on top of a commercial roof as it can cause significant damage if left unrepaired.

As a property owner or manager, it is essential for you to understand and identify necessary roofing repairs in a timely fashion. Your commercial building could be at risk of significant damage in the future if you do not care for it and make repairs now. Looking for signs of damage and consulting with your local roofing contractor will help your commercial roof last as long as it should.
