Many commercial buildings utilize a spray foam roofing system. They are extremely durable and can stand up to whatever mother nature throws at them. Spray foam roofs are also financially a great investment for such a large building. When professionally installed and properly cared for, a spray foam roof can last upwards of 50 years.

How do you maintain a spray foam roof?

Proper maintenance is required if you want to ensure your spray foam roof will last long into the future. Craven Construction specializes in spray foam roofing and has been a leader in the industry for over two decades. Keep reading for our top maintenance items you should consider for your foam roofing system.

A Popular Commercial Roofing Option

Spray foam roofing is very common amongst commercial buildings of every kind. They provide a smooth surface that has no joints, making them ideal for buildings of size. Not only do they allow for maximum protection, but they also maximize insulation. Standard maintenance items are minimal for a spray foam roof, which makes them ideal for a commercial building with many moving parts and systems.

Regular Cleaning

Regardless of the type of roofing system on your building, regular cleaning is essential to help extend its lifespan. This is also true for a spray foam roof, primarily after a large storm or heavy rain rolls through. Twigs, leaves, branches, and other debris tend to accumulate on top of the roof. These should regularly be removed to help prevent damage or clog drains and gutters.

A soft broom can be used to push all debris into a pile before being removed from the roof. You can also use a pressure washer on a low setting to remove small debris or stains. We recommend completing a cleanup at least once per month to ensure all debris is safely removed.

Repair Small Holes or Punctures

Foam roofs are popular because they provide exceptional waterproofing and resist penetration of water or vapors that can leak into the building through the roof. Unfortunately, because of their vast and vulnerable surface, small holes or punctures can happen. To prevent further development of significant damage, it is recommended these small holes or punctures be filled and repaired immediately.

To repair these small holes or punctures, a small amount of caulking material should be applied into the hole. A top coating should also be applied to solidify the durability and help prevent further holes or punctures from happening. When caught early on, repairs of small holes and punctures can easily be done and help prevent further significant damage to the spray foam roof.

Routine Inspections

A key maintenance item for a spray foam roof is to routinely inspect it or have a professional examine it. Either way, it is recommended to have it completed at least twice a year, once in the spring and once in the fall. A spring inspection will reveal any damage done over the winter months while also preparing it for the warmer months of summer. By completing a fall inspection, your roof will be ready for everything that comes with winter.

Routine inspections should look at all gutters, drains, roofing materials, flashings, edges, joints, and overall roofing system, including the inside. Notes of anything that looks out of place or damaged should be taken. If you are concerned about any of your findings, you will want to have a professional roofing contractor inspect the roof immediately. They will be able to properly assess the roof and provide you with an estimate to complete all repairs.

Know When It Is Time For Replacement

A final maintenance item that many commercial property owners do not consider is to know when it is time for replacement versus repair. Sometimes the cost of repair will be significant, or the repairs keep piling up and cost a lot over time. When this is true, you may want to consider a full roof replacement.
