If you have a commercial building, whether you manage it, own it, or run a business, you know the roof can be challenging. Most commercial roofs are foam simply because it is the most cost-effective material for such a large building. They are also energy efficient, provide UV protection, are insulating, and offer waterproofing layers to the building. But what happens when water pools on the roof?
This is the most common question we hear regarding commercial foam roofs.
Water can be incredibly damaging to any roof, especially a commercial roof because of the value of the items it protects. We are discussing everything about water and your commercial foam roof today—everything from pooling, bubbling, and leaks. Keep reading to learn all about the effects of water on your roof from the experts at Craven Construction!
Should water pool on a flat roof?
Water pooling on a roof is normal! So if it has recently rained and you are concerned that your roof is not doing its job, trust that it is. Standing water on a flat roof can be normal for 12-36 hours after it rains.
Anything longer than 48 hours should be examined by a commercial roofer. They will be able to determine the reason for the pool and provide the best way to prevent the problem in the future. Allowing water to stay on your rooof can cause significant damage to your roof and the entire building.
What is bubbling and what causes it?
Another issue that water can cause on your commercial foam roof is bubbles. When recoating a flat roof, water can become trapped below the surface, causing the bubbles or blisters. Water may also have penetrated the foam.
As the roof warms, either from the sun or internal building heat, the water will evaporate and become water vapor. As science has taught us, water vapor produces a much higher volume than water. The water vapor will rise and become pressurized by the the roof coating. Eventually, the coating will break away from the roof surface and the blister is formed.
If you discover a section of your commercial roof that has been peppered with blisters or bubbles, contact your local roofer. They will be able too assess the damage and determine if a minor repair can be made or if a full recoat is best.
What are the signs of a leak?
The best way to discover a leak within your commercial foam roof is check for one before it becomes an actual leak. Preventative maintenance is the best thing you can do for your commercial roof! If you have not recently completed maintenance on your roof, it is essential to know the signs of a leak. Failing to care for your roof in a timely manner could be result in significant damage to not only the roof, but the entire building and everything inside.
- Water Spots – Spots on your ceiling or walls that are discolored are a clear sign of water damage. Water spots are a significant sign of water damage as the water has found its way through the roof and inside your building. You cannot afford to ignore water spots, contact a professional roofer sooner than later!
- Water Puddles Inside – Similar to water spots, an obvious sign that your commercial roof is leaking is water dripping inside the building and puddling. Many building owners or managers will place a bucket to collect the water, but this is a very short-term fix. Also, the more water is coming through the ceiling, the more damage it is causing to the entire roofing system. To prevent significant damage, have the roof looked at as quickly as you can after discovering water puddles.
- Mold Growth – If you find an area of mold growth, especially in the attic or top floor, you should take it as a sign of a leak within your roof. Mold growth can be particularly hazardous not only to the building structure, but also anyone inside it. You will not want to ignore mold growth for any amount of time and should discuss your roofing options as soon as possible with a professional.
- External Roofing Damage – Though this may not be an easy to see or obvious sign, but if you notice granules or dirt around a low spot on the roof, you likely have a leak. This is an area where water is likely pooling and seeping into the roofing material. If you see this, also look for any rips in the roofing material.
Water can be extremely damaging to a commercial roof.
However, not all water on the roof is necessarily a bad thing. If you are concerned about your commercial roof, be sure to have your local roofer examine it. They will be able to share exactly where the roof may be damaged, if at all, and the best solution to repair.
